Situated at the intersection of the West Village and Hudson Square, 570 Washington fills a crucial need by expanding senior housing in lower Manhattan and allowing residents to age in place. Containing 175 units that are 100% affordable, the building is the culmination of the broader 550 Washington ULURP—a masterplan that enabled the rezoning of the site for multifamily, mixed-income housing—alongside the adjacent condominium development at 80 Clarkson Street.

The lobby is conceived as a communal hub organized around a double-height atrium, fostering social interaction and collective identity.

570 Washington’s architectural expression is defined by a disciplined, gridded façade clad in variegated Indiana limestone. As the building rises, the massing recedes in a series of setbacks that transitions the massing of 80 Clarkson down to the scale of the West Village, drawing from the proportions of the neighborhood’s historic architectural forms. Deeply recessed windows, set within dark metal frames, amplify the play of light and shadow across the facade. 

At the ground level, the lobby is conceived as a communal hub organized around a double-height atrium. A gym, library, reading room, and community space are arranged around the lobby, alongside offices for on-site support services. The openness and visibility of these spaces foster social interaction and collective identity—envisioned as a “village within the village.”

The project meets multiple rigorous sustainability benchmarks, including LEED Gold and Enterprise Green Communities certifications, and is designed as a fully electric building.
