80 Clarkson Street
80 Clarkson Street is a new multifamily residence at the meeting point of the West Village and Hudson Square. As the culmination of the 550 Washington ULURP—a masterplan that helped rezone the site for multifamily, mixed-income housing—the building transforms a formerly industrial, underutilized corner of lower Manhattan into a place of domestic wellness and urban renewal.
80 Clarkson is composed of two towers rising from a shared podium, shaping the skyline while preserving light and views. The towers are conceived as a modern interpretation of the classic New York City setback skyscraper, with stepped forms that create a cascade of terrace gardens, loggias, and balconies. These planted setbacks introduce a biophilic layer that softens the building’s massing and connects residents to nature. Integrated greenery allows for indoor-outdoor living, providing outdoor space at nearly every residential level of the building. Over half of residences include private gardens.
Clad in variegated Indiana limestone, the facade is rooted in the rich history of New York City limestone buildings, and draws inspiration from abstract forms like the basalt formations of the Hudson River Palisades and Sol Lewitt’s cubic sculptures. The deep facade creates shadow and texture, further expressing the building’s grid. Multi-light windows bring generous daylight deep into the residential interiors, providing incredible views of the city and Hudson River.
At street level, the building contributes to the neighborhood with boutique retail. A gracious courtyard entry functions as a transitional space, where residents experience the Art Deco elegance of Hudson Square giving way to the quiet intimacy of the West Village.
